Two decisions, not one

People treat siding as a single choice, but it’s really two. First is the material: vinyl, fiber cement, wood, and the rest, which decides durability, maintenance, and most of the cost. Second is the style, meaning the profile and layout, like horizontal lap or vertical board-and-batten. Almost any style comes in almost any material, so don’t let a look you love lock you into a material that fights your climate.

Before you fall for a color, get honest about five things. How much upkeep will you actually do? How long will you own the house? What does your climate throw at a wall: sun, salt, hail, wildfire, freeze-thaw? Does an HOA, a historic district, or a local fire code limit your options? And what’s your real budget, not just for the panels but for the years after. Those five answers eliminate half the list before you ever pick a color. The main types of siding, material by material

Vinyl

Vinyl is the most common siding in the country for good reasons: it’s the cheapest to buy and install, it never needs paint, and a damaged panel pops off and gets replaced instead of forcing a whole new wall. Wash it every couple of years and it does its job for decades.

But read the warranty before you trust the word on the box. CertainTeed’s vinyl carries a “Lifetime Limited” warranty, and “lifetime” there means while the original owner still lives in the house. CertainTeed’s own document says the warranty for all subsequent property owners is a prorated 50 year warranty, and that the fade protection coverage is not transferable at all. The proration schedule pays 60% at year 10 and just 10% from year 14 all the way through year 50. So the “Lifetime” warranty pays about ten cents on the dollar for 36 of the 50 years it advertises, and it does that the moment you sell.

The other catch is that thin, builder-grade vinyl is where the material’s bad reputation comes from. Skinny panels can ripple against an uneven wall, go brittle and crack in hard cold, and fade over the decades, especially in dark colors. Spend up to a thicker panel, and insist on a careful install, and most of that goes away. The panel tier is one of the biggest reasons two siding quotes for the same house come back miles apart, so it’s worth understanding what you’re being quoted. There’s also insulated vinyl, with foam bonded to the back: it lies flatter, dents less, and adds a little real insulation. The manufacturers’ own tested numbers land around R-2.0 to R-3.0, with CertainTeed CedarBoards at R-2.0 to R-2.7 and Alside Prodigy, the thickest mainstream foam, at R-3.0 and R-2.6. Fiber cement (James Hardie and the like)

Fiber cement, the category James Hardie, Allura, and Nichiha compete in, is the material most people move up to when they want the look of painted wood without wood’s headaches. It’s a cement-and-sand board that doesn’t rot, doesn’t feed termites, and holds paint far longer than wood. Its headline trick is fire, and it earns that one honestly: James Hardie’s own code evaluation report, ICC-ES ESR-2290, says the boards are Class A rated with a flame-spread index of 0 and a smoke-developed index under 5 when tested to ASTM E84, and are classified as noncombustible when tested to ASTM E136.

You’ll hear people say fiber cement “lasts 50 years or more.” Here’s what James Hardie will actually put in writing. The board warranty is 30 years, and to Hardie’s credit it’s genuinely non-prorated, which is rare. But the same document states, in capital letters, that James Hardie will not refund or pay any costs in connection with labor. Zero labor money, for all 30 years, so a covered board failure still means paying a crew to tear off and rehang. It transfers to one owner only. The ColorPlus factory finish is a separate and much shorter promise: 15 years, prorated, reduced by 6.67% each year starting in year 2, and capped at $2.15 per square foot of payout. So the durable, fire-safe reputation is real, and the folklore lifespan is something the manufacturer itself declines to sign.

It isn’t maintenance-free either, whatever a salesperson says. Caulk joints need checking, and a field-painted board wants fresh paint every 10 to 15 years. It’s heavy, two to three times the weight of vinyl, so it’s a slower, two-person install. And cutting it kicks up crystalline silica dust that is genuinely dangerous to breathe, which is a real job for the right blade, dust control, and a respirator. One more thing worth a sentence: if you’re dealing with cementitious siding already on a house built before 1980, it may be asbestos-cement, which no build year rules out. Only a lab test does.

Engineered wood (LP SmartSide)

Engineered wood, led by LP SmartSide, is real wood fiber treated and pressed into planks, and it’s often pitched as “Hardie but lighter and cheaper.” Mostly true: it’s a normal-crew install with real wood grain that takes stain and paint, and LP’s zinc-borate treatment is built to resist rot and termites.

Its warranty is the most honest document in this whole category, mostly because it says the quiet part in its own title: a prorated 50-year warranty. Full labor and material coverage runs years 1 through 5 only. After year 5, no labor is paid at all, and the material payout drops 2.22% every year. You get one free transfer. The cost of making a claim is worth knowing before you sign anything: the warranty carries binding arbitration and a class-action waiver, so you’re giving up your day in court up front.

Two other honest caveats. It wants repainting a bit more often than fiber cement, closer to every 7 to 10 years. And it’s a wood product, so it burns. If a noncombustible wall is the point, this isn’t it. One historical note that gets the whole category side-eyed: 1990s-era engineered and hardboard siding had famous moisture-rot failures and class-action lawsuits, and that includes LP’s own earlier Inner-Seal product, not just other brands. The modern treated SmartSide is a different animal, but that history is why the category still carries baggage, and why nobody selling it brings it up.

Wood and cedar

Real cedar and other wood siding give you a texture and depth nothing synthetic quite matches, in clapboard, shingle, or board-and-batten. Cedar even has some natural rot and bug resistance. Done right, and kept up, it lasts a long time.

But wood is the highest-maintenance option on this list by a wide margin, and that alone is usually the whole decision. Plan on repainting every 5 to 7 years, or resealing stain every 3 to 5, plus an annual walk-around to catch failed caulk before it rots a wall from behind. Those repaint cycles keep coming every year you keep the house, and they are the reason wood is often the most expensive siding to own even when it isn’t the most expensive to buy. If you love the wood look but not the ladder time, fiber cement or engineered wood are the modern stand-ins. Save real wood for owners who genuinely want it and will keep up with it.

Aluminum

Aluminum had its day and mostly lost it, though not because it fails. It doesn’t rot, rust, or burn, which is why you still see it on older and coastal homes. It faded out because it dents permanently from hail and stray branches, its finish chalks to a powdery haze over the decades, it ticks and pops as it heats and cools, and its flat profile started to look dated once vinyl arrived cheaper and in more styles. Today it’s mostly a repair-and-match material, not something you’d put on a whole house new. If you have it and like it, patching is fine. If you’re re-siding, you’ll almost certainly move to vinyl, steel, or fiber cement.

Steel

Steel is basically aluminum’s tougher replacement, and it’s having a moment in modern and farmhouse designs. It fixes aluminum’s big weakness by shrugging off dents far better, carries top-tier hail-impact ratings, and is noncombustible. It reads clean and contemporary, often in board-and-batten or standing-seam looks. Downsides: it costs more than aluminum or vinyl, it can still dent under a serious hit, and near saltwater it needs corrosion-grade fasteners or they’ll rust in a few years. A strong pick in hail-prone regions or for a deliberately modern exterior. As always, read the specific product’s warranty rather than the brochure’s adjectives.

Stucco (and the EIFS surprise)

Traditional stucco is a cement coat over lath, common in the arid Southwest, where its breathable, masonry-like surface holds up for a very long time with occasional crack repair and a repaint every 5 to 8 years. In dry climates it’s excellent. In wet ones it’s fussier and far less forgiving of bad flashing.

Here’s the gotcha worth knowing before you buy a “stucco” house: a lot of it is actually EIFS, a foam-and-synthetic system that looks identical from the curb but behaves nothing like the real thing. Older “barrier” EIFS trapped any water that got behind it, and it caused a wave of rot, mold, and lawsuits, especially in the humid Southeast. Modern “drainage” EIFS fixed that and performs well, but the two are not the same product, and plenty of owners are never told which one is on their walls. If a home is clad in stucco, get in writing whether it’s traditional hard-coat or EIFS, and if it’s EIFS, whether it drains.

Brick and stone veneer

One thing to understand: on nearly every modern home, brick and stone are veneer, a thin skin hung on the wood frame, not the structure holding the house up. As a skin, they’re the longest-lasting and lowest-maintenance option here, with brick veneer needing little beyond occasional mortar repointing. Stone veneer, natural or manufactured, spans a huge quality range, so the warranty on the specific product tells you more than the category name does. Both are the priciest choices, and both are noncombustible. Stone veneer also has a resale trick worth knowing, and a scope trap hiding inside it, which we get to below.

Noncombustible and Class A are two different tests

Salespeople weld these two terms together. They are not the same claim. Noncombustible means the material itself does not burn, and it’s proven by ASTM E136. Class A describes how fire spreads across the surface, and it’s proven by ASTM E84. Fiber cement happens to earn both, which is exactly why James Hardie’s ESR-2290 lists them separately. When any product is pitched to you as “fire rated,” ask which test, because a Class A surface rating on a combustible material is a very different thing from a wall that won’t burn.

If you’re in a wildfire zone, this is a code question, not a preference

This is the part most siding pages soften, and nothing else here carries as much weight. California’s Chapter 7A, in Residential Code section R337.7.3, does not suggest anything. It says the exterior wall covering shall comply with one or more of the following: noncombustible material, ignition-resistant material, or fire-retardant-treated wood. That applies to new buildings in any mapped Fire Hazard Severity Zone or Wildland-Urban Interface Fire Area permitted on or after July 1, 2008. It’s the law at the California permit counter, not an insurer’s wish list.

Here’s why that changes the advice. Vinyl is PVC. It is not noncombustible under ASTM E136 and it is not treated wood, so it fails two of those three paths outright. It can only qualify if the specific product is listed as ignition-resistant, or if it’s installed as part of a tested wall assembly, for example over 5/8 inch Type X gypsum sheathing under section R337.7.4. If you’re building new in a mapped California fire zone, do not assume the cheap panel is on the table.

Two nuances, because overcorrecting here is its own kind of bad advice. First, the remodel exception is real: Chapter 7A expressly excepts additions to and remodels of buildings originally constructed before July 1, 2008. So if you’re re-siding a 1978 house in a California fire zone, the state code is not forcing you into Chapter 7A, and anyone telling you vinyl is flatly illegal on your house is overstating it. Second, that’s the state floor, and it is not the last word. Local ordinances can be stricter, and your insurer makes its own rules no matter what the code says. Ask your building department, and ask your insurer in writing, before you buy a single panel, and put the answer in the contract.

Siding styles are a separate choice

Once you’ve got a material in mind, the style is a second, independent decision, and it’s mostly about looks. The common profiles:

  • Lap (clapboard): the classic horizontal boards, each course overlapping the one below. The safe, sells-anywhere default, and it fits almost any house.
  • Dutch lap: lap siding with a milled groove at the top of each board, throwing a deeper shadow line. A traditional, slightly more decorative look.
  • Board-and-batten: wide vertical boards with narrow strips over the seams, the tall vertical lines you see on farmhouses and modern builds.
  • Shake and shingle: individual pieces, often used in a gable or as an accent above lap siding rather than on a whole house.

Lap, board-and-batten, and shake are the three most people mean by the major board-siding styles, with Dutch lap counted as a fourth. And you don’t have to pick one. Mixing profiles, like lap on the main walls and shake in the gables, is a common way to add depth without changing materials. So which siding is actually best?

There isn’t one. But you can answer “best” by whatever you care about most:

  • Longest-lasting: brick and stone veneer, then fiber cement and steel.
  • Lowest-maintenance: vinyl (just wash it) and brick veneer, with factory-finished fiber cement close behind.
  • Best wood look without the wood upkeep: fiber cement or engineered wood.
  • Best in a wildfire zone: noncombustible fiber cement, steel, or masonry. This is the one bullet on the list where a code official, not your taste, gets the final say.
  • Best on a budget: vinyl, and it’s not close. One hard exception: if you’re building new in a mapped California fire zone, vinyl fails two of Chapter 7A’s three compliance paths, and it only works if that exact product is listed as ignition-resistant or goes into a tested assembly. Confirm it with the building department before you buy a single panel.
  • Best step up from vinyl: fiber cement is the usual move, for durability and a more premium look, at a higher price and a heavier install.

What new siding actually does for resale

The 2025 Cost vs. Value report from Zonda, the 38th annual edition, published in September 2025, puts manufactured stone veneer at 207.9% of cost recouped, fiber-cement siding at 113.7%, and vinyl siding at 96.5%. Those are the real numbers, and nearly every siding page you’ll read quotes them as if they were sale receipts. They aren’t, and here’s the part nobody prints.

Zonda says plainly that its resale value figures were determined in part through data collected from surveys of real estate professionals, and the project costs come from Verisk’s XactRemodel estimating software. Put those together and “recouped 207.9%” means a realtor’s opinion of what the project adds, divided by a software estimate of what it costs. Neither of those numbers is a transaction. It’s the best national data anyone has, and it’s still an educated guess on both sides of the fraction.

And then there’s the scope trap, which is the thing that actually burns people. The stone veneer project is not a stone house. Zonda defines it as replacing a 300 square foot continuous band of vinyl siding from the bottom third of a home’s street-facing façade with manufactured stone. That is a small, high-visibility accent, and the 207.9% evaporates if you scale it to a whole facade. What moves these numbers up: a hot market and a high-curb-appeal region. What moves them down: a sloppy install, which no report adjusts for. When they don’t apply at all: when you’re not selling. Recoup is a number that only exists at closing, so if you’re staying put, pick the material that fits your climate and your patience and forget the percentage.

Myths that trip buyers up

  • “Vinyl always looks cheap.” It’s thickness and installation. A thick, well-hung panel with a wood-grain texture reads far better than a thin one nailed tight to a wavy wall.
  • “Insulated vinyl will slash my energy bills.” The tested numbers land around R-2 to R-3. That’s real, and it’s small, and it will never do the job of wall insulation.
  • “Fiber cement is maintenance-free and lasts 50 years.” James Hardie warrants the board for 30 years and pays zero labor on a claim. Caulk joints still need checking, field-painted boards still need repainting, and painting over a ColorPlus finish can void the finish warranty.
  • “A ‘Lifetime’ warranty covers me forever.” On CertainTeed vinyl, lifetime means while the original owner lives there. It drops to a prorated 50 year warranty for the next owner, and the fade coverage doesn’t transfer at all.
  • “The warranty will follow the house.” Every major siding warranty here allows exactly one transfer. None of them survives to a third owner, so if you’re buying a house whose siding has already changed hands once, assume you have nothing.
  • “A repair will match.” Colors are made in batches, so a panel added years later rarely matches faded siding exactly. Keep a few leftover boxes from the original job.
